Three Ways to Sell your House Fast Before 'Brexit'

House prices may be on the rise but with the UK's decision to leave the EU, a quick sale may be on the cards! When you sell your home quickly the process is less stressful and less expensive! If you want to sell your house fast then follow these top tips.

Estate Agent Sales

If you want a quick sale when using an estate agent then the best way to do it is to ensure that your home is in tip top condition before you put it on the market. The easiest route to take is to ask for advice from the agent about the changes you should make and get a survey to find out if there are any larger issues that need to be addressed, like damp or roof repairs. In terms of the offers, sprucing up is likely to attract more buyers through the door and make your home a more attractive prospect, but it won’t necessarily get you a higher offer and the sale could still take several months to go through. In addition, you’ll need to stump up the cash for your estate agent fees, solicitor’s fees and improvements too.

Auction Sales

If you choose to sell at auction then you don’t necessarily need to do anything to your home, but if your home is a little the worse for wear it will be reflected in the valuation. When you sell at auction you set a reserve, which is the lowest end of the figure you’ll accept. Although you could end up getting more it’s not guaranteed, so although a low reserve will attract interest, it’s a bit of a gamble as to whether or not it will pay off. Once a sale is made you’ll be required to pay a percentage to the auction house and you’ll also need to pay for a solicitor. Once the hammer has fallen it’s still a fairly long process until contracts are exchanged and you can move out.

Cash Sales

Cash home buyers are becoming pretty popular in the UK and with good reason. They work very simply by purchasing your home for cash and carrying out all the necessary legislation surrounding a sale on your behalf. A cash home buying company is without doubt the quickest way to sell your home – in some cases the entire process can take just a week – and you won’t need to pay any fees to the company, to solicitors or to make improvements.
